Living in Davis, CA: An Honest Local's Guide to What Life Here Is Actually Like
People ask me all the time what it is like to live in Davis. Not what the brochure says, what it is actually like, day to day, in all seasons.

What Makes Davis Genuinely Special
The bikes. Davis is nationally recognized as one of the most bike-friendly cities in the country, and this is not a marketing claim, it is a lifestyle reality. People here actually ride to work, to the grocery store, to the Farmers Market, to dinner. The extensive network of bike paths changes how you experience and move through the city in a way that feels almost old-fashioned in the best sense. Buyers who come from car-dependent areas often tell me that the ability to leave their car behind most days is the thing they love most once they have settled in.
The Farmers Market. Held in Central Park twice a week, the Davis Farmers Market is one of the best in Northern California. Fresh local produce, live music, artisan vendors, the best kettle corn you will ever eat, and a genuine community energy that functions as the social center of the city for a lot of residents. I take my clients there when I want to show them what Davis is really about.
The schools. Davis Joint Unified School District is consistently ranked among the top districts in California, and families relocate here specifically for the schools. The community investment in education is visible everywhere, in the school funding, the parent involvement, and the way the district attracts and retains excellent teachers.
UC Davis. The university brings an intellectual energy and cultural richness that makes Davis feel larger and more cosmopolitan than its actual population would suggest. Public lectures, world-class research, a diverse international community, arts programming, and year-round events. Even if you have no direct connection to the university, you feel its presence in a positive, active way.
A genuine sense of community. Davis has a small-town quality that is rare 30 minutes from a state capital. People tend to know their neighbors. Local businesses hold their own. The city has a real identity, and the people who live here are proud of it in a way that isn't performative, it's lived.
A Few Things to Know Before You Move
The summers are real. Davis highs from July through September regularly reach the upper 90s and into the low 100s. The evenings cool down, and most homes have air conditioning, but if you are coming from a coastal city or a naturally temperate climate, the adjustment takes a season or two. Most longtime Davis residents barely notice it anymore. And we have the delta breeze- a huge bonus.
Inventory is tight and moves quickly. Davis doesn't have unlimited housing supply. When a home that fits your criteria becomes available, you typically have 24 to 72 hours to make a real decision, not a week to consider. This is one of the most important reasons to work with an experienced local agent who knows how to move confidently when the right property appears.
Prices reflect what you are getting. Davis home prices consistently run above surrounding Yolo County cities, and they should. You are paying for top schools, community infrastructure, walkability, and quality of life that is genuinely hard to replicate.
