Why I Created It

I have been in real estate for eight years. I have seen what happens when buyers and sellers hire the wrong agent , the miscommunication, the bad advice, the deals that fell apart because no one was truly steering. Most people don't know what to ask when they're interviewing agents. So they make the choice based on name recognition, familiarity, or the fact that they met someone at a neighborhood party. That's not how a $500,000 to $1 million-plus financial decision should be made.

Questions About Experience and Track Record

How many homes have you closed in Davis specifically in the past 12 months? What is your total sales volume, and what price range do you primarily work in? Can you share references from recent clients in this market?

For context: I have closed 93 homes totaling $62M in volume, with an average sale price of $716K, ranging from $305K to $3.6M across Davis, Sacramento, and Yolo County. Those are the numbers I would offer when a client asked me those same questions.

Questions About Strategy and Process

How do you determine the right list price for a seller, or the right offer price for a buyer? How do you prepare your buyer clients to compete in a multiple-offer situation? What does your specific marketing plan look like for this home? Who handles what, and will I always be working directly with you?

These are the questions that separate agents who have a real system from those who are figuring it out as they go.

Questions About Communication

How quickly do you respond to clients, and what is the best way to reach you? How will you keep me informed throughout the transaction?

Communication is one of the most common sources of frustration in real estate transactions. Asking these questions upfront tells you a lot about what working with someone will actually feel like.

Questions About Local Knowledge

Which Davis neighborhoods do you know best, and how many transactions have you done there? What is happening in the Davis market right now, specifically? Do you have relationships with other local agents that create access or advantages for your clients?

These are not general knowledge questions. They are designed to reveal whether an agent actually knows this market or is drawing on surface-level information.

Questions About the Business Side

What is your commission structure, and exactly what is included? What happens if I am not satisfied, is there a cancellation clause in our agreement?

Good agents are not afraid of these questions. I welcome them.
