Davis, CA Real Estate Market Update: What the Numbers Are Showing in Fall 2026

If you’ve been wondering what the Davis, California real estate market is actually doing right now, the answer is a little more nuanced than simply saying it’s a buyer’s market or a seller’s market.

I pulled the latest MLS data for Davis on September 22, 2026, and there are a few numbers that really stood out to me.

Right now, the data includes 131 active homes for sale in Davis, 27 pending homes, and 249 closed sales within the search period.

For the 249 homes that closed, the average sales price was $946,085, while the median was $860,000. The average closed price per square foot was about $505, with a median of about $485 per square foot.

But the number I find much more interesting is how long homes are taking to sell.

How Long Are Homes Taking to Sell in Davis, CA?

Across the closed sales in this MLS report, the average days on market was 46 days, but the median was only 24 days.

That difference matters.

A few homes sitting on the market for a very long time can pull the average higher, so the median gives us another helpful look at what a more typical sale has experienced.

And when you break the closed sales down by days on market, it gets even more interesting:

65% of the Davis homes in this report that successfully sold did so within their first 30 days on the market.

And those homes, as a group, closed at 101.13% of their listing price.

Once a property moved past that first 30-day window, the numbers looked different.

Homes selling between 31 and 60 days averaged 96.85% of list price, while properties taking more than 120 days averaged just 94.82% of list price.

That doesn’t mean every Davis home needs to sell in 30 days or something is wrong. Homes are different, price points are different, and condition, location, updates and even the time of year can affect a sale.

But it does show why the first few weeks of a listing matter.

Pricing a Home in Davis Matters Right Now

This is probably the biggest thing I’m talking about with my Davis sellers right now.

Buyers are still buying.

Homes are still selling.

And some are still selling above asking.

But buyers have more information at their fingertips, and when a home feels overpriced compared with the other options available, they can wait.

The MLS data backs that up pretty clearly. The homes that sold within 30 days averaged just over asking price, while homes that took considerably longer generally sold further below their list price.

That’s why I don't think the strategy should automatically be, “Let’s list high and see what happens.”

I’d rather look at the actual competition, recent Davis sales, the condition of the home and where buyers are responding... and price from there.

What Does the Davis Housing Market Look Like for Buyers?

For buyers looking at homes for sale in Davis, CA, this market can create opportunities too.

There were 131 active listings compared with only 27 pending listings when this report was pulled. That doesn’t tell us everything about supply and demand on its own, but it does show that buyers currently have options to consider.

And the longer a property has been sitting, the more important it can be to understand the story behind the listing.

A home sitting for 30, 60 or even 90 days does not automatically mean there is something wrong with it.

Sometimes the home simply started too high.

Sometimes the first buyer pool passed it over.

Sometimes the seller's timing changes.

And sometimes a perfectly good house just needs the right buyer.

Those are the properties I especially like to look at with buyers because there may be room to have a conversation about price, credits, repairs, closing timelines or other terms depending on the seller's situation.

What Is the Average Home Price in Davis, California?

Based on the closed sales included in this MLS report:

Average sold price: $946,085
Median sold price: $860,000
Average sold price per square foot: $505.32
Median sold price per square foot: $484.91
Average days on market: 46 days
Median days on market: 24 days

Of course, a Davis average only tells you so much.

A home in Mace Ranch can behave differently from one near Downtown Davis. The market for a home near the Davis greenbelts isn't necessarily the same as a property in El Macero, Wildhorse, North Davis, South Davis, West Davis or Central Davis.

Property type matters too. Condos, townhomes, smaller starter homes and higher-end properties can each have very different buyer pools.

That's why I always prefer looking at the micro-market around a specific home instead of relying only on a citywide number.

Is Now a Good Time to Buy or Sell a Home in Davis?

I don't think there is one answer that works for everyone.

What I do think the current Davis MLS numbers show is that buyers are still willing to move quickly when a home, its condition and its price make sense to them.

For sellers, that makes your initial positioning important.

For buyers, it means you shouldn't necessarily assume every property sitting on the market is undesirable. Sometimes those are exactly the homes worth taking a second look at.

And that's the part of real estate data I actually find useful... not just knowing what the average home sold for, but understanding where there may be an opportunity within the numbers.

If you're thinking about buying, selling or relocating to Davis, California, I'm always happy to talk through what these numbers look like for the specific neighborhood or type of home you're considering.
